Hong Kong’s Shui On Land forms JV for Shanghai redevelopment project

Shui On Group, the Hong Kong-listed property company headed by billionaire Vincent Lo, has announced its subsidiary Shanghai Ruilou Enterprise Management has formed a joint venture with state-owned enterprise Shanghai Pucheng to carry out a redevelopment project at Pujiang Town in Minhang district of Shanghai, China. Located next to the Shanghai Shenjiahu Expressway and the Shanghai North-South Elevated Road, the area is flanked by two subway lines.

The project is for the redevelopment of Zhaojia Lou Ancient Town – a popular tourist spot known for its canals and ancient water towns. Attracting more than 500,000 visitors each year due to its AAAA status from Chinese authorities, the area is set for an urban renewal.

The joint venture between Shui-On Land and Shanghai Pucheng will redevelop the land parcels located in Pujiang Town stretching from Jiageng Road to the east, Yaojia Bang to the south, Huichi Road to the west, and Xiaoyan Lake to the north. The development will include residential, commercial and ancillary facilities and will preserve the unique history and culture of the town while transforming it into a “new landmark of Shanghai”.

Jessica Wang, CEO of Shui On Land, is optimistic about the success of the project, citing success with a similar urban-village renovation project on Panlong Tiandi.

“Over the past 30 years, Shui On Land has developed a strong foothold in Shanghai and participated in urban renewal projects with proven capabilities in master planning, cultural preservation, community operation and urban regeneration,” says Wang.

“Our success in the Panlong Tiandi project is a strong testament to the group’s capabilities in the urban-village renovation, giving us confidence in the future prospects of the Zhaojia Lou project,” she adds.…

Five-bedder at Parc Stevens sold for $2.65 mil profit

A unit at Parc Stevens in prime District 10 has recorded the most profitable resale transaction in the week of April 4 to 11. The 3,466 sq ft, five-bedroom unit sold for $7.86 million ($2,265 psf) on April 10, a staggering profit of $2.65 million (51%) for the seller. After buying the unit for $5.2 million ($1,500 psf) in April 2007, the successful sale marks 16 years of holding the unit.

This was the highest psf-price recorded at Parc Stevens, and the second most profitable transaction ever recorded at the development. Spanning four storeys, the 48-unit freehold condo consists of a mix of three- to five-bedders, ranging in size from 1,722 to 3,466 sq ft. It is conveniently located within a five-minute walk of the Stevens MRT Station.

The second most profitable transaction during the week in review occurred at Yong An Park, conveniently located within a five-minute walk Luminar Grand of the Great World MRT Station. A four-bedroom unit measuring 3,434 sq ft sold for $8.1 million (2,359 psf) on April 6, a 35% gain in 11 years for the seller, who had bought the unit for $6.02 million ($1,753 psf).

The most unprofitable transaction of the week was the sale of a four-bedroom unit at Marina Bay Suites, a 99-year leasehold residential tower with 66 storeys. On April 10, the 2,680 sq ft unit on the 25th floor was sold for $5.25 million ($1,959 psf). The seller had bought the unit from the developer for $6.39 million ($2,383 psf) in December 2009, resulting in a loss of $1.14 million (18%).

This was not an isolated case as, since January 2021, 23 out of 24 resale transactions at Marina Bay Suites have occurred at a loss below the purchase price. The respective sellers saw losses ranging from between $7,000 and $3.25 million.

Overall, four- and five-bedroom units at Parc Stevens, Yong An Park and Marina Bay Suites all saw resale transactions in the past week in which the seller made sizable gains or losses. At 52 to 62H Tanjong Katong Road in Singapore, the owners of the 26-unit walk-up development have relaunched the property for tender with a guide price of $63 million. It was previously put up for collective sale in July last year with an indicative price of $65.5 million, but had received several offers below the asking price, according to sole marketing agency Huttons Asia.

Located with an area of about 32,397 ft, the site has been zoned for residential use with an allowable gross plot ratio of 1.4 according to the 2019 Master Plan. The potential to yield a gross floor area of 45,356 ft could potentially see 49 residential apartments with an average size of 915 sq ft being created.

The guide price for the land translates to a rate of $1,401 psf per plot ratio (psf ppr), with an estimated land betterment charge of around $530,000. After factoring in a 7% bonus balcony gross floor area, this rate could be reduced to $1,375 psf ppr.

Terence Lian, head of investment sales at Huttons Asia, is confident that there will be significant interest in the collective sale due to Tanjong Katong being an ideal location for buyers looking to purchase new homes in District 15. This is evident considering the brisk sale of nearby Tembusu Grand, he said.

The 638-unit condo, run by City Developments and MCL Land, sold 53% of its units at an average price of $2,456 psf during its launch weekend in April this year.

At 52 to 62H Tanjong Katong Road, it will only take a 10-minute drive to reach the CBD and a 500m walk to get to Paya Lebar MRT Station. Plus, shopping malls such as PLQ mall, i12 and Parkway Parade can be found in the vicinity, along with recreation facilities like the Singapore Sports Hub and East Coast Park. There are even plenty of F&B and cafes in the Katong and Joo Chiat areas.

“We believe that it will be popular with both professionals and young couples who are looking for abundant convenience, as it is just five stops to City Hall Interchange and within a stone’s throw to Paya Lebar Commercial Hub, where there is a great mix of retail, F&B and recreational offerings,” Angela Lim, deputy head of investment sales at Huttons Asia, explains.

The tender for the property will close on May 9 at 2pm.

The success of nearby Tembusu Grand bodes well for the collective sale of the 9,999-year Tanjong Katong site, and buyers who are looking for their new homes in District 15 are likely to show keen interest. Two shophouses at Perak Road up for sale at $13 mil

The Bukit Batok EC two-storey shophouses, with mezzanine space, located at 6 and 7 Perak Road have been launched for sale via tender with a guide price of $13 million. This works out to a total floor area of 5,360 sq ft at a price of $2,425 psf. The properties occupy a land area of approximately 2,870 sq ft and feature an 11.4m-wide frontage along Perak Road.

Situated in the Jalan Besar/Little India precinct, the shophouses have approval for usage as a backpackers’ hostel and are a three-minute walk from Rochor MRT Station.

Gracelynn Zhu of PropNex Shophouse Elites, which is marketing the property, notes that they are well maintained and require minimal refurbishments. The properties enjoy strong rental demand in a District 8 location which is surrounded by amenities and close to the Bugis area.

Despite this, the vendor is looking to sell the shophouses with vacant possession, which could open the door to a different tenant profile.

Given the recovery of the tourism sector post-pandemic, Zhu believes the properties may be of particular interest to hostel operators looking to take advantage of increased interest in convenient and accessible accommodation. Potential investors may be looking at strong rental and capital growth, a gross rental yield of over 3%.

Additionally, no additional buyer’s stamp duty is payable on the purchase of the properties due to their commercial zoning.

The tender for the property will close on May 8 at 3pm. Recent transactions in the Jalan Besar/Little India area put the 999-year Jalan Besar shophouse’s sale for $5.9 mil, the five-storey commercial shophouse at 32 Hongkong Street for sale at $8.5 mil and the Club Street properties for sale at $25 mil, or $2,248 psf.

With their strategic location, well-kept condition and no additional buyer’s stamp duty payable, the properties located at 6 and 7 Perak Road seem to offer an attractive investment opportunity. It remains to be seen who the new owners of the shophouses will be following the tender close.…

Shipyard at Benoi Road for sale at $11.3 mil

The property located at 1 Benoi Road in Jurong Industrial Estate is now open for submission of an expression of interest (EOI) with a guide price of $11.3 million. This 500,000 sq ft site is ideal for shipbuilding, ship repairs, and vessel maintenance and features a two-storey office block and three single-storey workshop blocks, as well as a mould loft building, a fabrication shop and wharf.

It is situated near housing estates including Jurong East, Jurong West, Bukit Batok and Boon Lay Gardens and is approximately 24km from the City Centre. Accessibility is further eased by Ayer Rajah Expressway and Pan-Island Expressway, with Joo Koon MRT Station located a mere 5 minutes away.
